Finding the right housing and support arrangement can involve several different NDIS and mainstream housing options. The right pathway depends on the participant’s disability support needs, goals, living situation and approved funding.

This guide explains some of the main home and living options participants may come across in Brisbane, including Specialist Disability Accommodation (SDA) and Supported Independent Living (SIL).

Disability Housing and NDIS Support Are Not the Same Thing

It is useful to separate the home itself from the disability supports delivered within it.

Some participants rent or own a home, live with family or use social or community housing while receiving NDIS-funded supports.

Specialist Disability Accommodation is different because SDA funding relates to specially designed housing for eligible participants with extreme functional impairment or very high support needs.

Supported Independent Living, on the other hand, relates to support provided in the participant’s home and does not cover rent or ordinary living expenses such as groceries.

Specialist Disability Accommodation (SDA)

Specialist Disability Accommodation is designed for eligible NDIS participants with extreme functional impairment or very high support needs.

SDA properties may include accessibility or design features that help participants live more independently and allow other supports to be delivered safely. Examples can include wider doorways, accessible kitchens, ceiling hoists, home automation or other specialised features depending on the SDA design category.

SDA can include different building types such as:

• apartments
• villas, duplexes or townhouses
• houses
• group homes

Eligibility for SDA is determined through the NDIS and is not automatic for participants who require disability support.

Supported Independent Living (SIL)

Supported Independent Living refers to assistance or supervision provided to eligible participants in their home.

Depending on the participant’s funded support needs, SIL may include assistance with:

• personal care and daily routines
• preparing meals
• household tasks
• developing independent living skills
• building routines at home
• overnight or higher-intensity support where appropriate

SIL funding relates to the support being delivered rather than the property itself. Rent, groceries and other ordinary household expenses are not covered by SIL funding.

SIL and SDA Can Work Together, But They Are Separate Supports

Some participants may have both SDA and SIL included in their NDIS arrangements, but the two supports serve different purposes.

SDA relates to the specialist property.

SIL relates to the support delivered to the participant in their home.

A participant can also receive SIL without living in SDA. The appropriate combination depends on individual circumstances and NDIS funding decisions.

Other Housing and Living Options

Not every participant who needs support at home will require SDA or SIL.

Depending on individual circumstances, other options may include:

• renting or owning a home while receiving disability supports
• living with family or other people
• social or community housing
• home modifications

• other NDIS home and living supports

The NDIS notes that, apart from SDA, it generally does not fund the housing itself.

• preferred level of independence
• compatibility with other residents in shared arrangements
